How SmartMove Works

In order to receive your tenant report, you must enter the applicant’s email address. From there SmartMove will send your potential tenant a screening request, which they must accept to start the process. SmartMove will verify and send you the tenant report and their leasing recommendation. Once you have fully evaluated the report, SmartMove notify the applicant of your decision.

SmartMove Limitations

While SmartMove is great there are some limitations to take into account:

Tenant involvement:

• This site is advertised as an instant service, however the speed at which you receive tenant reports depends entirely on how quickly the potential tenant views the email and accepts the request.

Missing criminal data:

• While the criminal report covers a variety of databases it does not cover five states: Colorado, Delaware, Massachusetts, South Dakota and Wyoming.

Reports expire:

• SmartMove tenant reports expire after 30 days. This is due to a TransUnion regulation which aims to protect the applicant’s personal data.
